
A key advantage of our lodges is that they are separate from the main residence so the householder experiences very little inconvenience during construction. It is rare for heavy machinery to be on site for more that one or two days. Sites that are particularly sensitive can often avoid having any heavy machinery placed upon them altogether but this may lead to a slightly increased cost associated with the additional labour required.
Clients often wish to know exactly what will happen and what they should be doing to move things forward. To this end there is below a brief step-by-step guide to how the ordering and building process moves along.
Step 1
Having expressed an interest and discussed your requirements on the telephone it is usual for a no-obligation site visit. Options will be discussed allowing a guide price to be reached at Step 2. At this time any questions that you have can be answered and the site can be examined for important factors such as access and drainage. Potential siting can then be discussed. Step 2
Having obtained a clear idea of what the client wants we will put together a guide price for the project. On approval we will then instruct our groundwork sub-contractor team to visit the site in order to assess any potential difficulties and to allow them to provide a quote for the work. At this time we may also need to arrange our electricians to visit the site to inspect the main building electrical installation.
Step 3
We will provide a quote for the finished building that will not change unless the client requests additional work or a change of specification. At this point we will also be able to give a firm date for the commencement of the build.

Step 4
If the start of the project is imminent we will ask the client to sign our terms and conditions and provide the required deposit. This deposit covers our initial material outlays for ordered items that are specific to the build and non-returnable. Should the start of the project be some weeks hence then we will ask for a £500 deposit to book a building slot. This deposit is non-refundable unless we can quickly schedule a replacement project.
Step 5
On receipt of a cleared cheque or bank transfer we will order the windows, cladding and roofing material together with the framing timber in order to commence cutting. Delays outwith our control will be notified to clients immediately.

Step 6
The groundwork team will arrive on site to lay the base for the structure. A pegged line will indicate the front line of the final building and will have been placed by ourselves in consultation with the client
Step 7
Arrival on site of our workforce to commence the build. We will not stop the build until the structure is complete, poor weather intervenes or a stage payment is delayed.

Step 8
On completion of the structure we will leave the site clear of our tools, materials and any waste. A final balance invoice is handed to the client and payment is requested. This invoice may be posted but a cheque is requested by return.

Move in and enjoy your new space!
